1. Intended Use
Define exactly how you will use the building. Will it house livestock, vehicles, equipment, or workers? The use determines clear-height needs, insulation, ventilation, and code requirements.
2. Site Selection
Choose a level, well-drained location with clear access for delivery trucks. Check setback requirements, easements, and zoning restrictions before committing to a footprint.
3. Size & Layout
Plan for future growth. Adding 10–20% to your initial sizing usually costs less than expanding later. Consider door placement carefully — once the building is up, changes are expensive.
4. Permits & Approvals
Contact your local building department early. Most jurisdictions require stamped engineered drawings, and approval timelines can range from days to months.
5. Foundation
Your foundation type (slab, pier, or perimeter) is determined by the building's load and your soil. Get a soil test for buildings over 60 ft wide.
6. Utilities
Plan electrical, plumbing, and HVAC stub-ups before pouring concrete. Retrofitting these is far more expensive.
7. Budget
Plan for the building shell plus 30–50% for site prep, foundation, utilities, and finish-out.
